Meadow Creek Villa Homeowners Association House Rules

In order to promote and preserve the common good and a harmonious
living environment, the conduct of owners, tenants, and guests is
governed by law and also MCV governing documents such as Declarations,
Bylaws, Policies, and these House Rules. It is not possible to list
every potential disturbance, but the goal is to "please be considerate
of your neighbors and the property".
Owners are responsible for understanding and complying with all
governing documents and must ensure that tenants are informed by
providing a copy of these Rules. We encourage everyone to try to
resolve any issues directly with their neighbors. If this fails,
report violations to the Community Association Manager (CAM) and/or
the Board, including date, time and location. Unit owners are
responsible for violations and will be subject to a minimum $50 fine
for each offense plus any expenses to repair damage or remediate the
offense. Exceptions must be approved in writing by the CAM or Board.

Any noise that is loud enough to be bothersome in another unit, or
persists after a request to reduce the volume, is considered too loud
and is prohibited.

If the sound volume is not promptly reduced to an acceptable
level in response to a request, a complaint may be filed with the
Board and if necessary the Frisco Police may be called.

During the quiet hours of 10 p.m. to 7 a.m. any sound may be
too loud if it can be heard in another unit.

No loud construction activities or use of loud power tools are
allowed before 8 a.m. or after 6 p.m.

Do not leave any garbage, trash, recycling or debris in the
garage, hallways, or anywhere else on the property. Dumpster and
recycle containers are located at the South end of the building near
the MCV II garages. Our service recycles paper, plastic, and cans, but
not glass.

Trash and recycled material must be placed completely in the
container; none may be left on the ground.

Flatten cans and boxes to reduce volume.

No construction debris or furniture is allowed in the dumpster.

Occupancy of a single unit for greater than 2 weeks shall not exceed
either 4 adults, or 2 adults and 4 children.

Pets are the sole responsibility of the unit owner.

Dogs must be on a leash and "under control" at all times outside of the
owner's unit.

Renters or tenants may not have a dog.

Owners are responsible for keeping pets quiet.

Owners must pick up after their pets. Animal waste mitts are located at
both ends of the building.

Common areas may not be used for storage, including recreational
equipment of any kind.

Skis may be stored in racks located under the staircases on the garage
level.

Due to fire codes, no furniture is allowed in common areas except small
benches next to the windows.

To prevent both damage and noise, ski boots must not be worn while
going up and down the stairs.

Do not dump, drop, or throw items from the balcony.

No grills are allowed on decks or within ten feet of the building.

Storage of firewood or other combustibles on decks is not allowed.

Smoking is allowed inside your unit but prohibited elsewhere
on the property. Smoke, fumes, or odors that drift out from a unit,
including the deck, into common areas or other units are not allowed.

Use of Garages and Parking Lot

Each unit has two parking spaces: one outside in the MCV1 parking lot
and one inside assigned garage space.

Vehicles must park in marked spaces. Those parked in other areas such
as driving lanes or near the building may be immediately towed.

All vehicles must be removed from the parking lot by 9 a.m. when 2 or
more inches of snow have fallen to facilitate snow removal.

No commercial, mechanical or repair work is allowed in the garages or
parking lot without the permission of the CAM.

Only non-commercial passenger vehicles may park in our lot.

Security, energy and safety are important to our owners. Contact the
CAM or Frisco Police for disturbances and other problems. The CAM is
authorized to call owners at any time of the day or night.

Garage doors must be kept closed when the garage is unattended
for building security, to prevent pipes from freezing, and to prevent
excess heat loss.

Garage heaters and hallway thermostats will be regulated by the CAM. Do
not turn off the heater in the winter.

Owners, guests and tenants must turn down unit thermostats to 55
degrees before departure.

Use of laundry facilities is a privilege and restricted to owners and
tenants. Failure to keep the area clean may result in revoking this
privilege.

Clean filters after use.

Keep trash picked up.

Do not overload machines.

Laundry left in a washer or dryer after a cycle ends may be
removed by the next user to ensure efficient use of the machines. It
is the responsibility of the current user to provide a container for
their laundry in such an event. If a container is not provided, the
next user should place any laundry left in a machine on top of the
machine or on the shelves in the laundry room.

Nothing except laundry supplies such as detergent may be
stored in the laundry room for more than 24 hours.

Do not hang clothes from the pipes.

Only the CAM is authorized to arrange for maintenance for any problems
with the common elements. Contact the CAM for assistance with common
element issues such as heating, plumbing, electricity, other repairs,
and snow removal.

The CAM has the right to enter any unit for periodic security and
safety inspections or in case of an emergency whether the owner is
present or not.

Nothing may impede management access to any unit or part thereof.

The main entry door to each unit must be keyed to the master to allow
access by the CAM.

Owners are required to resolve any non-emergent problems found within
their unit during the CAM's monthly inspection and remediate the
problem, at their expense, within 2 weeks of being notified of the
problem. If remediation is not completed within 2 weeks after
notification, the CAM is authorized to remediate the problem and the
unit owner will be billed for all expenses. For emergent
repairs/situations, refer to Section 6.2 of the Bylaws.

Recording devices may not be installed inside or outside an individual
unit to record activity in any limited common or common areas.

Absolutely no sanitary napkins, paper towels, or other foreign objects
may be flushed down toilets or placed in drains.

Window coverings shall be of standard window covering materials such as
shades, draperies, blinds, etc. Sheets, blankets, and the like are not
permitted for window or sliding door coverings.
